A $300 refundable security deposit is required with the rental agreement and is returned within 10 days of departure if the property is left in good condition and all terms are met.
Upon approval of a booking request, a $300 refundable deposit and one-half of the total gross rent (including taxes & cleaning) are due. The remaining balance is due 60 days prior to check-in (except last-minute reservations). Your approval email will outline payment options.

Please report any and all damage within 24 hours of occurrence. Turtle Proper-Tease, LLC and property owners are not responsible for damage, loss, or theft of personal property (including vehicles, personal items, cash, etc.).
A $200 cleaning service is required for every reservation. Linens are included. Please remove sheets and remake beds with covers & pillows, wash dirty dishes, and take out trash. The home is professionally cleaned prior to arrival. Report any cleaning problem by 9:00 PM on check-in day or by 10:00 AM the following morning.
The unit does not include a golf cart. Ocean Lakes rents golf cars at 843-238-8841 (must be 21+ with a valid driver’s license). If bringing your own electric cart, please contact their office for current rules.
If something isn’t working, please call 540-525-4308. We’ll make every reasonable effort to complete repairs promptly. No refunds for mechanical failure of TVs (basic cable), Wi-Fi, or small appliances.
Locked sheds/closets contain owner property and are not included in the rental (this also includes any golf carts). Please respect locked areas.
New construction happens in the area. We can’t predict locations or timing. We’ll do our best to help if it becomes disruptive, but no refunds or moves are offered due to construction.
You’ll receive two (2) keys. Lost keys are charged $15 per key. Please return both keys to the key box upon departure. No refund if a lost key is found after departure.
Ocean Lakes offers two water stations in the park (free). Jugs are in the upper kitchen cabinets. We recommend filling them for drinking & cooking.
Parking passes are required for all vehicles and must be purchased directly from Ocean Lakes (rates set by them). Guests may park up to two vehicles on the lot; additional vehicles must use overflow areas.
Express passes may be purchased in advance (currently $12/vehicle/day if arranged at least 14 days prior). Passes purchased upon arrival are charged at Ocean Lakes’ standard rate (currently $15/vehicle/day). Rates and rules are set by Ocean Lakes and may change—please verify directly with them.
Be sure to follow Ocean Lakes’ parking & vehicle regulations (including restrictions on motorcycles, campers, and motor homes).
